Acquisition Criteria
Location Grade: Middle income areas with strong
home price and rent rate growth
Scope of Work: Light cosmetic rehab
Purchase Terms: Cash or private money loans. Once
stabilized, we will be refinanced into long term
portfolio loans
Due Diligence: Each home will have title search
completed, as well as in house and 3rd party
appraisals
Deal Sourcing: The Fund will focus on purchasing
distressed assets through foreclosure auction, bank
owned REO’s, off market channels and fixers on the
MLS
