  • Single / Small Multi Family Residential (1-4 unit)

  • Preferred Return: 8%

  • Focused States - TX, FL, ID, IN and select other markets

  • 120 day redemption of capital, upon availability

  • Investor Direct Ownership In The Fund

  • Target IRR: 12%+

  • Target Exit: 5 Years

  • Managing Member Co-invest: 5%

Acquisition Criteria

  • Location Grade: Middle income areas with strong

    home price and rent rate growth

  • Scope of Work: Light cosmetic rehab

  • Purchase Terms: Cash or private money loans. Once

    stabilized, we will be refinanced into long term

    portfolio loans

  • Due Diligence: Each home will have title search

    completed, as well as in house and 3rd party

    appraisals

  • Deal Sourcing: The Fund will focus on purchasing

    distressed assets through foreclosure auction, bank

    owned REO’s, off market channels and fixers on the

    MLS
